You are welcome to stay in our villa, a private home 'away from home', to relax and enjoy a lovely experience. These rules are made to protect both guests and hosts. Avoid surprises by looking over these important details listed below. Prior to completing your booking you'll be asked to agree on house rules otherwise our property might not suit your requirements.
TENANTS DETAILS- According to Greek law, we must submit your stay to the "Independent Authority of Public Revenue", on the "Short-Term Stay Property Registry". For this reason we will need your passport number (or ID for EU citizens) prior to your arrival.
- The person making the reservation and responsible for payments and/or reimbursement must be at least 25 years old.
- Upon your arrival, you will be asked for the passports or IDs of everyone who will be coming with you and staying at our accommodation.
- The villa can accommodate a group of up to 6 people, including children, in 3 private bedrooms.
- No unregistered overnight guests are allowed.
- If you book for 4 people we offer the villa and its amenities at a lower price, but 2 bedrooms of your choice will be prepared. The other bedroom will remain vacant and locked.
- For each additional guest over 4 people, there is an additional standard charge per night.
- If 4 people want to use 3 bedrooms, there is an additional charge and you should let us know in advance, before your arrival, so that all bedrooms can be prepared.
CANCELLATIONS & ALTERNATIONS
- We offer full refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away.
- After your reservation has been confirmed, alteration request for less days will not be acceptable.
- It's important to take out appropriate travel insurance for your needs and it's always best to purchase it as early in the process as possible.
- We always meet our guests to show them to the house and give them the keys and gate remote control.
- Upon guests departure we meet to say good bye, check the property and take the keys.
- With this in mind, we need to know your travel details (arrival and departure time) so that we can coordinate our programs accordingly.
SMOKING, CANDLES, FLAMES
- 🚭 Smoking, vaping and e-cigarettes are allowed ONLY outdoors, but with great care due to the the fire risk from high temperatures during the summer months.
- 🚫 🔥 Naked flames and candles are not allowed anywhere, outdoors or indoors due to the the fire risk.
- Greece is among the most expensive countries in electricity price. With that in mind, you should turn off all lights and appliances when not in use or when you temporarily leave the house and/or upon checking out.
- Air conditioners may be used only when you are at home, and you should keep doors and windows closed when they are on.
CHILDREN
- 🚫 👶 We regret we do not accept babies and children under 5 years old.
- Parents should be prepared to keep their children 👪 under constant supervision as the pool and house are not childproofed.
HOUSE SAFETY
- 📹 Cameras and recording devices are only installed in all external common areas for liability and security reasons. Guests are not allowed to neutralize the cameras.
- If guests do not want cameras in the pool area, they must sign an agreement that they take full responsibility in the event of an accident.
- 🚬 Smoke alarm detectors are installed.
BEDBUGS POLICY & INFESTATION PREVENTION
We offer a bed bug FREE home, and for this reason:
- We leave a full day vacant between each booking so that there is enough time to carefully inspect the property and for precautionary reasons to use the steam cleaner and other practices.
- We spray with "Allerg-Stop" repellent on mattresses, carpets, rugs, furniture upholstery, air conditioning filters, and on all fibrous surfaces.
- We also spray furniture and areas with lavender essential oil. Allergic reaction to lavender oil is very rare, but if you are allergic to lavender, you must inform us in advance.
- We ask guests not to put their suitcases on beds or upholstered furniture to unpack.
- Upon guests' arrival, our steam cleaner will be at their disposal in case they need to use it for their luggage, shoes or other belongings.
GENERAL HOUSE CARE RULES

- Inform us immediately on any problem that may arise, so we can sort it out asap. Don't assume you know what’s best for it. Telling us a problem after you have left is not helpful.
- Person who makes the reservation undertakes to report of any damage or loss, and to pay for such damage or loss. Security deposit is shown.
- 🚫 🧻 🚽 To avoid clogging the toilets, do not throw papers or other junk inside. Bins are provided.
- Sun cream, makeup or ink can permanently stain linen. The oil as a rule will not launder out. We will request reimbursement if linen are destroyed.
- No eating or drinking on the beds. We will request reimbursement to cover the cost of odor removal and steam cleaning.
- House and pool towels are not allowed to be taken to the beach. We will be happy to provide you with beach towels and/or mats.
- We are unable to accept pets.
KEYS, REMOTE CONTROL
- Please do not leave the keys on the doors inside the bedrooms or the main entrance. If the door closes we will not have a way to get inside.
- 🔑🔑 You are fully responsible for lost house keys. Associated fees of €100 will be charged for the entire replacement of each lock, as security of our guests is our priority.
- Losing the gate remote control will cost you €50.
GUEST ACCESS
- Guests will not have access to the storage room at the back of the house, the second basement where the pool motor is located, and the vacant bedroom(s) that are not booked by the person who made the reservation.
