INTRODUCTION
Situated in a quiet area, with minimal traffic, this spacious home is 350 meters away from the sea, on a slightly elevated position, offering a picture-perfect 180° view of the charming town of Skopelos, the harbour and the open sea to the North. On a clear day, one can see Mount Athos in the distance! All boat traffic coming into Skopelos harbour is clearly visible from the villa.
A custom-built private residence with a quality 2,200 sqft (200 sqm) interior and plenty of amenities completed by end of June 2023 for a family's vacation needs. Located in its own 3,000 sqm olive grove with 36 mature olive trees, it is surrounded by walls of handcrafted local stones. The neighbouring plots are also olive groves. The building consists of two floors (Ground and Upper), Pool level and two basements.
LOCATION and GETTING AROUND
- The villa is located just 1 km (3 minutes by car) from Skopelos town center and the main port with public parking.
- For those who prefer to go to town on foot, it is a 16-minute walk by the Seaside Road of Skopelos Bay, with restaurants, the island's central bank, a cozy cafe and a small supermarket.
- There is a handy information sheet in the house with lots of recommendations on where to visit and eat.
- When it comes to car hire, we will be happy to recommend a local agent or even reserve a car for you if you wish so.

- On arrival at the villa, the electric central gate to the premises is opened by remote control from inside your car.
- All downstairs covered patio areas, the entrance to the house and the bedrooms are on one level, with no stairs.

- The villa has full central A/C and heating, while each space is individually zone controlled.

THE SPACE
The villa is a custom-built private residence, with a lavish 2,200 sqft (200 sqm) interior, completed in 2023. Located in a privately owned 3,000 m2 olive grove with 36 mature olive trees, it is surrounded by traditional stone walls. The residence consists of two floors (Ground and Upper), Pool level and a basement.
GROUND FLOOR
It houses the covered passageways leading to the covered verandas to the South and North, the two independent bedrooms and the master bedroom of the main house.
- BEDROOM no ①
The first bedroom is semi-detached from the main house and very private, connected and accessed via a walkway. It has two separate entrances, from the North (the pool side) and the South (from the driveway side). This lovely room has a traditional high wood beam ceiling and thick stone walls, and benefits of its own private terrace, off its north entrance. The room is furnished with a queen bed (160 x 200 cm). Mattress is medium to hard, with a height of 29 cm. Made with progressively independent coils and smart technology, it adjusts to the body’s unique shape, providing individualised support. The fabric of the mattresses has been specially treated with the natural Greenfirst® method for effective treatment of mites. It is also equipped with and a built in wardrobe with its safe and, a handy small fridge for quick access to cold water, a beverage or snack. The an en-suite full bathroom has bathtub with shower and a separate toilet.
- BEDROOM no ②
Semi-detached to the house, the second bedroom has a separate entrance from the covered passageway. It offers a large built-in wardrobe with safe and the advantage of a large desk with comfortable chair suitable for work, under a window with sea view. There are two single beds (90 x 200 cm) which can fit together. Mattresses are soft, with a height of 28 cm and pocket springs that adjust to the body and hold the spine in its natural curve allowing the muscles to relax resulting in a perfectly restful sleep. The en-suite full bathroom has a spacious walk-in shower and a separate toilet. Inside the bathroom, hidden in a closet, there is a washing machine for small loads.
- BEDROOM no ③
The third bedroom is the only one inside the main house. Access is from the main entrance, where a short passage to the right leads to this spacious room, with oak hardwood flooring, thick stone walls and high wood beam ceiling. The room is furnished with a queen bed (160 x 200 cm). Mattress is medium to hard, with a height of 29 cm. Made with progressively independent coils and smart technology, it adjusts to the body’s unique shape, providing individualised support. The fabric of the mattresses has been specially treated with the natural Greenfirst® method for effective treatment of mites. The built in wardrobe has safe. There are 5 windows here that offer scenic views all around. A separate private door leads out to the adjacent covered veranda to the North, above pool level. The an en-suite full bathroom has bathtub with shower and a separate toilet. A large window above the bathtub provides plenty of natural light, while giving the feeling of being outside in nature.
UPPER FLOOR
From the ground floor passageway, the door to the main part of the house leads to an entrance hall with a marble staircase going upstairs. Open plan, the upper floor includes kitchen, dining and living areas, as well as a small bathroom with walk-in shower. Two spacious balconies, North and South, add extra floor space and outside seating options.
- DINING AREA
Upon entering the upper floor, one faces the open-plan dining area, which is adjacent to the kitchen. It features a large, 1m by 2.8m, oak table with oak chairs that can accommodate up to 12 people. There is a buffet with extra plates, glasses and other tableware. From the dining room, a French door leads to the south balcony, which has a blue pearl granite table and a portable gas barbecue. The large windows overlook the sea and the harbor and the town of Skopelos. Due to the many windows, everyone can have a good view.
- LIVING AREA
To the left of the dining area, the spacious living room has a traditional stone roof, and so it has the high ceiling with exposed wooden beams. Seating is arranged offering the best view from large windows. A French door leads out to the north L-shaped balcony, which has a blue pearl granite table and chairs for outdoor dining. Off to the side is the 4th bathroom of the house, including walk-in shower.
- KITCHEN
The spacious kitchen is naturally lit by a skylight to the East, two windows over the double sink area to the South and a glass door facing the sea, which leads to the North balcony. Ample worktops from blue pearl granite surround the three walls, while the kitchen island, with extra sink, offers additional work space and some lower seating for a quick breakfast or brunch, before heading to the beach. Kitchen is equipped with four luxury "Fisher & Paykel" appliances, such as a freestanding French door refrigerator freezer, a six-burner gas stove top with two electric ovens below, cooker hood and double drawer dishwasher. Plenty of other appliances are available, such as microwave oven, toaster, kettle, coffee maker, snack/waffle maker, etc.
OUTDOORS & SWIMMING POOL ๐๐
The villa is surrounded by lush greenery, creating a tranquil and secluded oasis for you to enjoy. There is a dining area with a granite table and chairs on the south covered veranda. On the north side, the passageway leads to a staircase that descends with 6 steps to the pool level. Surrounded by an open L-shaped tiled terrace with built-in bench and loungers for relaxing time and sunbathing, the pool is 10 meters long by 5 meters wide, all 170 cm deep, NOT suitable for diving.
